This document compares the predictive accuracy of the hedonic pricing model (HPM) and artificial neural network (ANN) techniques for property valuation. It reviews literature on the use of HPM and ANN for property valuation in different markets. The study collected residential property transaction data from Lagos, Nigeria to develop both HPM and ANN models. The results showed that the ANN model produced significantly more accurate predictions of property values than the HPM model, with mean absolute percentage errors of 15.94% and 38.23% respectively. This demonstrates that the ANN technique can provide more reliable valuations than HPM.
