BIRCH HOUSE, WITHAM-ON-THE-HILL, GUIDE PRICE £865,000
This stunning former school, originally built in 1897 and converted into a family home in 1987, is set in a peaceful tucked away location in one of South Lincolnshire’ prettiest villages. With its country
inn, village green, church, village hall and private preparatory school, Witham on the Hill is only 7 miles from the Al and 17 miles from Peterborough, with frequent, fast trains to London Kings Cross.
Birch House has four double bedrooms, with the Master bedroom featuring a stylish en-suite with roll top bath and walk-in shower. A bespoke breakfast kitchen with handmade units and a range cooker,
opens onto the raised terrace and beautiful country views. Off the kitchen is a separate boot room/ utility room. There are three reception rooms, including a spacious sitting room, dining room and study,
as well as a delightful conservatory. The property is set back from the road down a secluded driveway and really does give a sense of privacy.
To the rear of the property is a mature, landscaped garden with raised terrace that runs the full length of the house and provides the perfect spot for enjoying the view and entertaining. There is also a
private gate which leads to a public footpath and bridleway beyond.
At the front of the property, the driveway opens onto a large, cobbled courtyard with a double garage. Above the garage is a spacious annexe with shower room. NO CHAIN
ANCASTER HOUSE, MORCOTT £1,300,000
Ancaster House is situated in an elevated position with stunning views over the Welland valley. The property is approached via a gated gravel drive and is surrounded on three sides by formal
gardens. Mature trees, hedging and a Victorian wall provide excellent privacy to this wonderful family home. There is a two-acre paddock to the side of the property and a smaller paddock to the
rear, which are subject to a variety of different uses.
The original house was built as two Victorian farm workers cottages, which were later adapted and extended into the house as it stands today.
You enter the property via a welcoming entrance hall, which gives access to a vaulted ceiling breakfast kitchen with stunning views over the gardens and open countryside beyond. A large sitting
room with feature full height oak bay window, and cosy fireplace is the main reception room, as well as having a dining room and three further reception rooms that are currently set up as a gym,
study and music room, A useful utility room, shower room and WC are also ayailable on the ground floor,
To the first floor is a well-appointed Master bedroom with a full height oak bay window that looks out over the formal gardens and country views beyond as well as an en-suite bathroom and large built in wardrobes.
There are three further double bedrooms and a family bathroom on the first floor. Under the Estate Agents Act 1979 please note that the vendor of this property is a relation of an employee of Sowden Wallis.
‘The property sits centrally within the formal gardens and benefits from an elevated position taking in the full countryside views. The gardens are well stocked with a variety of different flowerbeds,
trees and shrubs. There are various different seating areas throughout the gardens to take advantage of the sun at different times of day and also a small pond.
The property presents a wonderful opportunity to acquire this extended Victorian family home in a rural setting with paddock land,

The whims of social media
We spend our days crafting and honing our social media messages to try
and gain as many re-posts as possible. Until recently, we'd get just a few of
those... and then we took some pictures of the wool-dressed bollards in and
around the marketplace in Oundle for the Platinum Jubilee. No fancy caption, just
four pictures of the bollards. One of the images is shown here (right).
Our twitter feed went mad, and our original message was re-tweeted hundreds
of times around the world, with lots of (rightly deserved) complimentary
comments about the quality of the knitting...
Out of interest we looked through some of them and discovered an active
account @WorldBollard, which is the home of the World Bollard Association
(WBA). This numbers 86,600 followers and says that they set up the organisation
‘for the love of bollards. And world peace’
They have become fascinated by our bollards - and if you think your interest in
bollards needs feeding, just take a look @WorldBollard and you will find yourself
engrossed in stories about the half a billion bollards around the world and the
many things that can go wrong in their interaction with traffic - or is it the other
way round?!
Curious, light-hearted fun... and why not?
