The following sections are design guidelines only and are not specifications to
be used for construction. The Developer or Consultant should develop
specifications for construction specific to each project.
1. APPLICATION REQUIREMENTS
1.1. APPLICATION REQUIREMENTS
The preparation of Public Open Green Space drawings by the Developer should
be done in consultation with the Town of Canmore’s Planning & Development
and Engineering Services to ensure services are provided for municipal and
school reserves.
The Developer shall engage a qualified Landscape Consultant to undertake
conceptual design, detailed design, construction inspection and as-built records
for all public open space, in accordance with guidelines, specifications and
details as outlined by Engineering Services and Planning & Development &
Development representatives.
Development Agreement: The following items must be completed and approved
by the Town of Canmore prior to the Developer entering into a Development
Agreement with the Town of Canmore:
Conceptual landscape and layout plan showing all proposed site
improvements and existing features to be retained. Scale to be 1:200 or as
approved by Town of Canmore.
Conceptual grading plans showing existing and proposed contours and
existing features to be retained. Scale to be 1:200 or as approved by Town
of Canmore.
An accurate and comprehensive environmental survey showing topography,
ground cover, size and location of trees, site drainage, rock outcroppings
and other natural features.
Conceptual landscape plans shall provide a summary of all the Tangible
Capital Assets that are inclusive to the proposed design. The purpose of this
is to give Parks Operations an idea of the operational impacts the proposed
development will contribute and to assist the Town with their capital asset
tracking and life cycling. This summary will include total lengths and size of
trails (asphalt and gravel/clay), furniture inventories, park signage
inventories, playground inventories, fencing inventories, irrigation
inventories, total area of maintained turf/sports fields/active areas (MR) and
total area of undevelopable, unmaintained natural areas (ER).
The following list of information is required for each new capital asset:

Installer’s name, manufacturer, supplier, cost, part number, installation date,
material item is made of, GPS location of each asset, length and width of trail
and the Manufacturer’s expected life of asset.
Once Parks has accepted the proposed additional tangible capital assets,
the schedule of the accepted new tangible capital assets and where they are
placed will be included on the construction drawings and on the electronic
as-build drawings.
Conceptual landscape plans should include a summary of the Solid Waste
Services tangible capital assets inclusive to the proposed design. This will
give Solid Waste Services an idea of proposed locations for accessibility,
operational impacts the proposed development will contribute, and will
provide information regarding capital asset tracking and life cycling. This
summary will include total amounts and size of pedestrian waste containers,
recycle beverage containers and dog bag dispensers.
All Conceptual Plans are to conform to the General Planning Guidelines.
Conceptual Plans must be approved prior to Developer preparing construction
drawings.
The following items must be completed and approved by the Town of Canmore
prior to the Developer obtaining a Building Permit and prior to the start of
construction:
Detailed Layout Plan
Detailed Planting Plan
Detailed Grading Plan
Detailed Irrigation Plan
Construction details of all site improvements
Specifications for all site improvements
Detailed Tangible Capital Asset Operational Impact Summary
Conceptual Plans and specifications should detail intended methods of
protecting and maintaining natural systems and features during construction.
All plans and specifications shall conform to Planning’s Open Space
Development Guidelines and Guidelines for Subdivision and Development in
Mountain Terrain
The planning and design guidelines are not intended to stifle innovative design
for open space. The Town of Canmore encourages new ideas and methods.
Engineering Services shall provide preliminary comments regarding Conceptual
Plans within 30 days of submission.

2. CONSTRUCTION STAGE
2.1. CONSTRUCTION STAGE
After approval and acceptance of the final detailed plans, a Planning &
Development Services representative will arrange a start-up session with the
Developer’s representative. The purpose of this session will be to ensure there
is a clear understanding of the Town of Canmore’s requirements and to
establish a landscape construction start date, progress schedule and inspection
stages.
The Developer shall furnish all labour, supervision, technical skills, materials,
tools and equipment required to perform all site improvements.
The Developer is responsible for the protection of existing trees and natural
features, which are to remain on site.
The Developer is obliged to follow all regulations, ordinances and codes
governing the type of work he is doing on the job site. Any permits that are
needed for the installation or construction of any work shall be obtained and
paid for by the Developer. The Town of Canmore’s Engineering Services
representative may stop work at any time if it is deemed unsafe or does not
follow the above procedures.
